Why is my number lower than my bank's calculator?

This calculator is built to be conservative and lender-grade — it applies the same living-cost benchmarks (HEM) and the regulatory rate buffer that real lenders use when assessing an application. Many banks' own public "how much can I borrow" calculators use rougher, more optimistic rules of thumb (often a simple multiple of income) designed to get you started on an application, not to predict what will actually be approved.
